The Historic Downtown of Rímac preserves a set of attributes of a remarkable identity, with traditional architectural values and remarkable public spaces, which contrast with its main problems of social dysfunction present in its habitat, manifesting forms of slums with the presence of "conventillos" where families share a single space in an overcrowded way. Inside the local heritage buildings, these problems were worsen due to the abandonment by their owners. The immigrants started occupying old lots that they conditioned them to live in, especially for the flexibility of their architectural spaces. In the present research the architect Carlos Díaz Mantilla (FAUA-UNI), supported by the theoretical proposals of the field of artistic historical conservation, theorizes about slums as one of the real and indisputable causes of the loss and deterioration of the architectural heritage of the historic downtown of the Rímac district in Peru, supported by tangible observations and establishing comparisons with other world realities. Includes partial inventory of the district. The knowledge and interest of the architect stems from personal knowledge and constant concern for the district of this birth, which has allowed him to directly know the reality, rise and decline of one of the most traditional districts of the city of Lima. He proposes, from the scientific truth, a reflection and urgent action taken in favor of the conservation of architectural heritage.
